I would start with something like low like $250/month + 2.5% gross to gauge interest. We have done leases with spaces similar to this with up to $500/mo + 5%. On the opposite side of the spectrum, I have seem some leases done at a flat 7.5%-12.5% gross with exclusive food and beverage clauses in place.

One thing to consider is that many of the spaces like this are unique because the utilities are drawn off the same meters as the main building, therefore it would be nearly impossible to charge you for utilities. This can be a great perk and should be known and calculated on your end before negotiations and be clarified in the lease.

This is bizarre..... I read this post, and my first thought was to ask if you had ever visited the Salt Spring Coffee kiosk at Tsawwassen-Swartz Bay terminal? My wife and I went through there a little over a year ago, and I still remember how good the cappaccino was! I was totally surprised and impressed with both the finished drink and the level of competence in the kiosk. Banks, please share my compliment. I find it refreshing that you'd be helpful to a retail newcomer. Good for you guys. And as you can see, I never forgot that coffee experience! I'll hopefully be back soon, and will look for your trademark brand in other locations.

I recommend you check out some of the local shops there, and talk to the baristas and shop owners. Ask them who best to talk to. I would also touch base with Banks Thomas on here. I know he's up in that area.
